WHAT’S A REVERSE OFFER?
A reverse offer is when a home seller makes the first move, and presents an offer to a buyer before that buyer has submitted one themselves.
This approach is particularly useful when a property has been on the market for a while, attracting interest but no offers.
At first glance, this strategy might sound overly aggressive or even desperate. But, the results may surprise you.
Why it Works:
It creates urgency: Part of the approach with an effective reverse offer is to write a short deadline in the contract. With more inventory and options available, buyers are slower to decide and this strategy gives them a nudge. Want to raise the stakes even higher? Let buyers know that they are not the only ones receiving this offer. By introducing competition to the equation, the fire you lit under them will burn even hotter.
It helps you stand out: In a market with more options, a reverse offer signals you’re serious and motivated, which makes buyers take notice. There’s a psychological component to this as well, known as the principle of reciprocity. When you initiate and show that you’re serious, buyers are more likely to follow suit.
