What the Latest Numbers Mean for Buyers and Sellers

The Tampa housing market is continuing to shift, and the latest data highlights an evolving balance between supply, demand, and price movement. JUNE 2025 MARKET SNAPSHOT

  1. Inventory (Supply)

    1. There were 21,231 active listings in June 2025: a +17.7% increase from 18,040 listings in June 2024.

    2. This rise in inventory gives buyers more options and is continuing to put downward pressure on home prices.

  2. Closed Sales (Demand)

    1. 4,534 homes sold last month in June 2025, up +4.4% year-over-year from 4,344 sales in June 2024.

    2. Despite higher home ownership costs and interest rates, this slight increase in homes sold shows steady demand for housing in the Tampa metro.

  3. Median Sales Price

    1. The median home price decreased -3.2% year-over-year, from $395,250 in June 2024 to $382,750 in June 2025.

    2. This slight decrease is a natural response to the increased inventory we’re seeing in the market right now.

ARE WE IN A BUYER OR SELLER’S MARKET?

To gauge the current market’s balance, we look at the absorption rate which is the percentage of listings sold in relation to inventory in a given month:

-June 2024 Absorption Rate: 24.1%

-June 2025 Absorption Rate: 21.4%

-2.7% decrease year-over-year

An absorption rate above 20% typically signals a seller’s market. So, while we’re still technically in a seller’s market, the declining absorption rate indicates Tampa is trending toward a more neutral market.
