Tampa’s Market Just Threw Another Curveball

Inventory keeps climbing. Prices are slipping.

And yet, buyer activity jumped last month.

  1. Active Listings (Supply)

    1. There were 19,970 active listings in September 2025, up 7.4% year-over-year from 18,598 listings in September 2024.

    2. That’s the highest September inventory level Tampa has seen in the last 10 years, and it’s the main factor putting downward pressure on home prices.

  2. Closed Sales (Demand)

    1. 3,854 homes sold last month in September 2025, up 17.5% year-over-year from 3,280 sales in September 2024.

    2. This surge is partly a rebound from the pre-election slowdown in late 2024 when many buyers hit pause, and partly the result of a slight dip in mortgage rates last month that nudged hesitant buyers into action.

  3. Median Sales Price

    1. The median sales price decreased to $367,950 in September 2025, down only 2.7% from $378,000 exactly a year ago.

    2. That's a relatively mild decline considering how much inventory has grown, showing that Tampa’s market is cooling, not “crashing”.

LOCATION MATTERS MORE THAN EVER

But here’s where it gets interesting, not all parts of Tampa Bay are moving in the same direction. The big-picture numbers give us an overview, but the reality on the ground tells a more nuanced story.

Take single-family home prices last month, for example, they moved in three very different directions depending on location:

  • Hillsborough County: Up 4.1%

  • Pasco County: Down 3.9%

  • Pinellas County: Down 5.0%

These differences in home price trends are a reminder that the Tampa market isn’t one single market. It’s a collection of micro-markets, each responding differently to shifts in interest rates, migration trends, and consumer sentiment.
