Tampa Housing Market Update: September 2025

Are We Really In a “Bubble”? Where’s the “Crash”?

The Tampa housing data has been released for the month of August. And with so much speculation about a “bubble” or a “crash”, let’s look at the latest data together and get clear about where the Tampa housing market actually stands.

MARKET SNAPSHOT

  1. Inventory (Supply)

    1. There were 19,608 active listings in August 2025, up 6.0% year-over-year from 18,490 listings in August 2024.

    2. With more homes on the market right now than years past, buyers have more options and homes are sitting on the market for longer.

  2. Closed Sales (Demand)

    1. 3,896 homes sold last month in August 2025, down 11.8% year-over-year from 4,415 sales in August 2024.

    2. Given the current economic environment, with low consumer sentiment and elevated borrowing costs, it should come as no surprise to see that less people are transacting right now.

  3. Median Sales Price

    1. The median sales price decreased to $379,450 in August 2025, down only 0.1% from $380,000 exactly a year ago.

    2. Even with more inventory and less demand, prices are still resilient and are almost completely flat year-over-year.

ARE WE IN A “BUBBLE”?

With inventory climbing and sales slowing, I’m seeing more people calling for a crash or suggesting that we’re in a bubble. The reality is there are no indicators that point toward these cases.

Real estate markets are cyclical, and naturally experience periods of growth and contraction. Right now, we’re in a period of contraction where consumer confidence has dipped and home values have weakened. BUT, this contraction won’t last forever. Eventually, buyer activity will pick back up, transaction volume will increase, and home values will begin climbing once again.

No one knows how long this contraction will last. Maybe a few months, maybe a few years. That is not in our control. What IS in our control, however, is our ability to be a student of the market, and keep an eye on the data.
