Why Early 2026 Could Be the Best Time to Sell Your Home

Most people think Spring is the best time to sell your home. But what if the real opportunity is actually BEFORE the crowd hits the market?

Some advice I’ve been giving sellers lately:

If you can wait, hold off on listing your home right now.

Here’s why:

March and April are typically considered the “prime months” for selling because that’s when buyer demand starts to heat up with the Spring market. But based on what I’m seeing in both the data and the conversations on the ground, January and February 2026 could be even better.

That’s when inventory is likely to be at its lowest, while pent-up demand starts to surge. It could be the closest we get to a balanced market for a while. Still plenty of buyers, but fewer listings competing for attention.

My gut says the first quarter of 2026 is going to kick off stronger than most expect.

Leases will be ending. Holidays will be behind us. Buyers who’ve been waiting out 2025 will finally be ready to act. And after months of hearing it’s a “buyer’s market,” they’ll be eager to jump in, especially if mortgage rates stay steady or drop a bit.

For sellers, that short window before the spring rush could be the sweet spot. Catching motivated buyers while inventory is still low and competition is light.
