You Probably Haven't Considered This
A Small and Often Overlooked Detail That Can Cause Big Problems
You’re going to think this sounds silly, but stick with me because 99% of sellers overlook it, and I’ve seen it blow up into a real problem at the worst possible moment.
It’s this: mounted TVs.
When they’re up, the house looks polished and complete. But when they come down? Suddenly you’ve got gaping holes and mismatched paint. And here’s the kicker: it usually happens right before closing, when tensions are already high.
Here’s what I’ve noticed: buyers almost never complain if a seller leaves a TV behind. But they absolutely notice (and resent) the messy walls left behind when one’s removed.

So what should you do?
If you love your TVs, at least consider leaving the mounts.
Even better, communicate your intentions early with the buyer so there are no last-minute surprises.
It may seem like a minor detail, but little details like this can derail trust and momentum in a deal. Don’t let a $20 wall mount become a $20,000 negotiation headache.
P.S. Thinking about selling your home soon? Let’s talk through the little details (like this one) before they turn into big headaches. Reply to this email and I’ll walk you through the strategies I’m using right now to help sellers come out on top in this market.
Best,
